The smallest project I’ve ever done: a 32 square foot second floor addition to enlarge a guest bedroom. The Owners wanted all three guestrooms to accommodate queen-size beds, so we filled in the missing corner on the smallest bedroom, which required a zoning variance and a Shoreland Permit by Notification. The prior house renovation/addition stepped the footprint back along the side setback line and moved the house a few feet farther from the shore of Lake Sunapee.
